- Legal advice: including advice about contracts, agency agreements, licensing, or regulatory obligations

- Accounting advice: including advice about trust accounting, tax, or financial reporting
- Conveyancing advice: including advice about settlements, titles, or property transfers

2. AI-Generated Outputs
Archer Hub uses AI models (including Anthropic Claude and OpenAI models) to generate summaries, assessments, scoring, draft communications, and other operational content. These outputs are generated algorithmically and may be inaccurate, incomplete, misleading, or inappropriate for a specific situation.
AI-generated outputs must be reviewed and verified by a qualified human agent before being relied upon, shared with clients, or used to inform decisions. Archer Hub accepts no liability for actions taken in reliance on AI-generated content without independent verification.
3. Buyer Intelligence and Scoring
Buyer scores, interest signals, and engagement metrics are derived from available platform data and AI models. They are indicative only. They do not predict buyer behaviour with certainty and should not be the sole basis for prioritising or deprioritising any buyer.
Agents remain responsible for forming their own professional judgement about buyer suitability, motivation, and capacity.
4. Letter of Offer
The Letter of Offer feature records a buyer’s proposed terms for agent and vendor review. A Letter of Offer submitted through Archer Hub:
- Is not a contract of sale
- Does not create any legally binding obligation on any party
- Does not replace a formal sale contract prepared by a qualified conveyancer or solicitor
- Should not be represented to any party as legally binding
5. CPD and Compliance Tracking
CPD tracking features assist agents in recording their professional development activity. These features are administrative tools only. Archer Hub does not:
- Verify whether recorded CPD activities meet regulatory requirements
- Certify that your team is compliant with applicable CPD obligations
- Replace the records required by your State or Territory regulator
Agencies remain responsible for maintaining accurate CPD records in the format required by their regulator and for meeting all applicable training obligations.
6. Vendor Portal and Inspection Features
Vendor portal reports, inspection summaries, and sale probability scores are generated from available data and AI models. They are intended to assist agents in communicating with vendors and are not valuations, market appraisals, or professional property assessments. Agents are responsible for the accuracy of information shared with vendors through the platform.
7. AML/CTF Features
Archer Hub includes fields for collecting Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) information as part of offer workflows. These features are informational record-keeping tools only. They do not constitute an AML/CTF program, do not satisfy obligations under the Anti-Money Laundering and Counter-Terrorism Financing Act 2006 (Cth), and do not constitute legal advice about your AML/CTF obligations.
Agencies subject to AML/CTF obligations must maintain their own compliant program and seek qualified legal advice.
8. Third-Party Content and Integrations
Archer Hub may display or link to content from third-party sources. We do not endorse and are not responsible for the accuracy or availability of third-party content or services.
9. Pilot Program Status
Archer Hub is in active development. Features may change, be removed, or behave unexpectedly. Data presented in the platform should be treated as approximate during the pilot. We recommend maintaining your own independent records for all business-critical information.
